Job Summary
The Head of Property Asset Management is responsible for overseeing the PAM business in Hong Kong, which comprises a diverse portfolio of properties for third-party clients, including investors and Incorporated Owners.
Responsibilities
- Develop and implement PAM strategy in HK in line with our business strategy
- Ensure application of commercial due diligence in all business activities
- Deliver good financial performance for the PAM business
- Manage PAM budgets and be accountable for departmental profit and loss
- Identify and develop new business opportunities with a focus on investor grade properties and clients, and in facilities management
- Ensure the delivery of high quality service for existing assignments and for key clients
- Build and train a strong PAM team of competent staff members
- Attain industry leadership status and progress to gain industry awards, eg RICS, for brand building and recognition
- Build good working relationships with other department heads and the Executive Board
- Review and implement best practices in PAM activities
- Monitor and ensure compliance with requirements set out in the Property Management Services Ordinance (Cap. 626) (PMSO) and the Property Management Services (Licensing and Other Matters) Regulation
- Other ad hoc tasks assigned by the Executive Board
Person Specification
- Degree or above in Property Management/Housing Management or related disciplines
- Minimum 15 years of working experience in property management with at least 5 years at senior level
- Professional Membership of HKIH is required, HKIS/RICS preferred
- Excellent command of both written and spoken English and Cantonese; Mandarin an advantage
- Strong interpersonal and communication skills
- A positive and proactive can-do attitude, and willingness to tackle problems
- Good business acumen
- Must be hands-on yet strategic, visionary yet practical
- Good planning, customer service and problem-solving skills
- Mature, presentable, demonstrating lots of initiative
