Job Summary

  • To work with the General Manager, Head of Department, department managers and other business development staff in Knight Frank to plan, implement and strategically manage the delivery of professional services to clients.
  • To continually improve the quality and range of services within the department’s scope of business.
  • To ensure that staff within the department are trained and qualified to carry out the work required.
  • To meet goals and objectives of the various departments, with the ultimate purpose of contributing to the expansion and profitability of the Knight Frank business in Shanghai, China and the region.
  • Completed annual KPIs which agreed with both you and the Company is part of your job responsibility.

 

 

Responsibilities

 

Research Function

  • To maintain research databases to cover the following key markets / sectors:
  1. Office
  2. Residential
  3. Retail
  4. Industrial
  5. Planning and Infrastructure Development
  6. General Macro Economic Trends and Political Environment
  7. Specific Business Sectors information and data
  8. Company Specific data

 

  • Research databases to be updated at least once a quarter and to include but not be limited to supply, demand, take-up, rental rates, sales rates, vacancy, transaction data - sales and leasing etc (numeric and graphic)

 

  • To produce bi-lingual research reports to the standard, form and quality demanded by the company and manage delivery to pre-determined recipients in the appropriate format (e-mail, print / post, website etc). Reports to include, subject to discussion and confirmation:
  1. Monthly real estate market up-date, Shanghai (brief overview of real estate issues as they impact the city and its market).
  2. Quarterly market research reports, Shanghai (sector specific market reports for commercial, residential, retail and industrial).
  3. Annual market research report, Shanghai (annual review of market performance).
  4. Occasional papers / client specific / other reports (e.g. micro-market reports; new developments; real estate law; Expo, CBD development plus other topics).

 

  • To monitor the real estate markets in Shanghai and provide fortnightly up-dates to other staff members of new commercial, residential, retail and industrial developments that are planned, under construction or due to complete within Shanghai.

 

  • To monitor newspapers and journals and clip real estate market and company related articles as they relate to Shanghai and our business and produce a monthly summary report for distribution internally.

 

  • To coordinate with the research team in Hong Kong and insure on-time delivery to them of quarterly market reports for inclusion in “Asia Markets Up-date”.

 

  • To maintain a database of “Transaction Evidence”, based on analysis of deals completed in Shanghai over time. Database to include evidence derived from rental transactions completed and RFP’s issued by Knight Frank’s Shanghai office and residential teams as well as information received from our competitors and the market.

 

Consultant Function

  • To expand the consulting business within the Shanghai office. Working with the Managing Director, to help define a business plan, target client list and financial targets for the consulting business and manage its implementation during the course of the company’s financial year.

 

  • Key services to be offered by the consulting business include:
  1. Feasibility Analysis
  2. Project specific analysis of supply and demand, competitor analysis, market, construction and land costs advice, advice on development feasibility of specific proposals.
  3. Investment Consulting
  4. Project specific analysis of the highest and best use of specific site locations, recommendations on development mix and phasing, layout, design and future marketability.
  5. Market Studies
  6. Analysis of trends, forecasts of supply, demand, absorption, vacancy, rents and capital values of specific property types in Shanghai and cities throughout China.

 

Sales and Marketing

  • Working with the Managing Director, Department Manager and other personnel in the office as necessary, to assist in identifying possible clients for the residential department.
  • To advise the Department Manager and the Marketing Department of the design and production of specific residential documents and marketing materials that will assist consultants/negotiators with their work.
  • To set up meetings and presentations with new and existing clients through telephone calls, email or letter. To secure instructions from clients.

 

Database Management

  • To make sure that contacts and related information is up-dated and loaded onto the client contacts management system in the office (ACT).

 

Central Filing System

  • Working with the department manager, to maintain and keep up to date the filing system for all work in the Shanghai office.

 

Documents

  • To ensure that all documents produced by Knight Frank Shanghai, whether internal or external, are in accordance with documented policies and are consistent with the message that the company is trying to convey about our mission and vision. To ensure that clients receive a consistent and professional image of the Company.

 

 

 

Person Specification

 

  • At least 10 years relevant working experience
  • Team management experience preferred
  • Proficient in both Chinese and English communication skills
  • Good communication skill and interpersonal relationship
  • Proficient in Word, Excel, PPT with detailed and clear work plan
  • Responsible, initiative, mature, self-motivator with excellent service attitude
