Position Overview:
The position is responsible for overseeing and optimizing the performance of real estate assets. This role involves evaluating technical proposals, preparing financial budgets, and leveraging property management expertise to maximize asset value, ensure operational excellence, and achieve strategic objectives.
Key Responsibilities:
Strategic Oversight of Consultants
- Manage and provide guidance to property managers, facility managers, leasing agents, and other third-party consultants.
- Review work plans, budgets, and performance reports submitted by consultants.
- Ensure service providers align with organizational objectives and deliver high-quality results.
- Prepare the necessary recommendation paper for approval.
Technical Proposal Review
- Evaluate technical proposals from consultants, contractors, and vendors related to development, refurbishment, or maintenance projects.
- Provide feedback and recommendations to enhance feasibility, efficiency, and compliance with organizational standards.
- Oversee the integration of technical and operational strategies into asset planning.
Financial Review and Budget Guidance
- Review annual operating budgets, capital expenditure plans, and financial forecasts prepared by consultants.
- Monitor financial performance metrics such as ROI, yield, and cost-to-income ratios.
- Provide strategic direction to ensure financial targets are met and identify opportunities for cost optimization.
Asset Strategy and Optimization
- Assist the Head of Asset Management in developing and implementing strategies to maximize asset value and performance.
- Assess opportunities for asset repositioning, redevelopment, or disposal in collaboration with stakeholders.
- Conduct portfolio reviews and benchmarking to ensure alignment with market trends and best practices.
Risk Management and Compliance
- Review compliance with local regulations, building codes, and lease agreements.
- Oversee the identification and mitigation of risks related to technical operations, financial management, and tenant relations.
- Ensure that health, safety, and environmental standards are adhered to across all properties.
Stakeholder Engagement
- Act as the primary liaison between the organization, consultants, tenants, and other stakeholders.
- Provide regular updates and strategic recommendations to senior management on asset performance and key initiatives.
- Stay informed of market trends, regulatory changes, and innovations in asset management

Qualifications and Experience:

- Minimum of 3-5 years’ experience in real estate asset management, property management, or a similar role.
- Proficient in financial analysis, budgeting, and technical proposal evaluation.
- Strong knowledge of property management principles, market trends, and real estate regulations.
- Exceptional analytical, problem-solving, and communication skills.
- Proficiency in relevant software (e.g., financial modelling tools, property management systems).
